London Shawarma Prices Show Little Correlation with Property £/m²

19 chicken-shawarma prices across 18 London postcode districts, each joined to HouseMetric's median residential sold price per m² for that district (generally the latest 24 months). District-level Pearson r = 0.106 and Spearman rho = 0.145; restaurant-level r = 0.098 and rho = 0.154. All four values sit near zero: at most a negligible positive association, not evidence that pricier property areas charge more for shawarma.

Cheap-property Croydon charges nearly the most: CR0 has the lowest property price in the sample at £4,740/m² yet an £11.95 wrap at LAS Lounge. just-eat.co.uk · housemetric.co.uk
Marylebone flips the story: W1U has the highest property price at £15,240/m² but a £9.00 wrap at Lazeez Lebanese Tapas — cheaper than Croydon's. ubereats.com · housemetric.co.uk
Mid-market property holds both extremes of the shawarma range: W3 (£7,110/m²) has the £13.70 sample maximum, while N3 (£6,670/m²) has the £4.00 minimum among district means. eateasy.co.uk · reddit.com
Only SE1 contributes two restaurants, and they disagree by £5.99 within the same district — £3.00 at London Fresh Naan versus £8.99 at LEBANESE SHAWARMA — a within-district spread wider than most of the between-district signal. hampsteadvillagelondon.com · just-eat.co.uk
How to read this result Correlation here is descriptive, not causal, and the sample is exploratory. This expanded 18-district result supersedes the earlier two-point r = 1.00, which was not interpretable. Known limitations:
  • property figures consistently use the postcode-district median residential sold price per m², generally over the latest 24 months — commercial rents, the more plausible cost driver for a takeaway, are not tested;
  • shawarma menus carry mixed or missing dates, including one 2022 review price and one 2024 observation, and one observation is a Reddit report;
  • listed items differ in size (small, medium, large) and channel (delivery platform versus in-store);
  • 17 of 18 districts rest on a single restaurant, so each district mean is fragile.

Method: 19 restaurant-level joins across 18 London postcode districts, pairing each chicken-shawarma listing with HouseMetric's postcode-district median residential sold price per m², generally over the latest 24 months. District means average shawarma prices within a district (only SE1 has two restaurants). District-level Pearson r = 0.106, Spearman rho = 0.145; restaurant-level r = 0.098, rho = 0.154. Menu prices mix delivery and in-store channels, sizes, and dates (2022–2026, mostly undated); one observation is Reddit-sourced. Correlation is descriptive, not causal, and residential sale price is a proxy — commercial rents were not tested. All rows shown; the trend line is an ordinary least-squares fit over the 18 district points, drawn for orientation only. Assembled from the expanded join that supersedes the earlier uninterpretable two-point result.
